The two ten-story Trammell Crow next-generation office space, one-million-square-foot LEED Gold high-rise buildings are interconnected with sky bridges, a central park with outdoor workspaces, retail, café, and a9-story parking structure. This project involved full mechanical, electrical, plumbing, low voltage, and audio-visual technology design with a full build-out of tenant improvements for separate clients. After the start of construction in February of 2016, the team archived the goal of substantial completion in September of 2017, on time and under budget.

Plumbing Solutions: The plumbing systems for the project included a pressure zoned domestic hot and cold-water system for each tower, with the lower four floors served off of street pressure and the upper five floors supplied from the domestic water booster pump system. Each pressure zone is provided with an electric water heater to serve the core plumbing hot water fixtures. Stub-outs for domestic water, sanitary sewer, and vent are provided on each floor for connection to future tenant improvements. The project also provided plumbing services for future retail spaces, including natural gas and a grease interceptor for prospective food service tenants. All plumbing fixtures supplied for the building are ultra-low flow fixtures for maximum water conservation and efficiency.

Technology Solutions: The technology systems for the project involved an integrated access control and video surveillance system for the high-rise building and parking structure. After the core-and-shell construction, several building tenants required systems tied into the campus security system while maintaining secure independent systems for their own space. This was managed by standardizing on a product set and presenting that to the tenant client. Several clients insisted on their standards, whichtk1sc implemented as required. Campus AV systems included a conference center with several meeting rooms available to all tenants. In addition, the Trammel-Crow building management space had a large conference room. Both areas were equipped with the latest video display and sound reinforcement technology for seamless on-site and remote meetings.
